PART 4: Hidden Gems of the Sud Ouest

It seems like everyday my inbox and voicemail are overflowing with questions about Montreal’s Sud-Ouest. Well, if you don’t know yet, this particular neighborhood is the new “It-Girl” in town; Sud-Ouest has gentrified at an extraordinary rate and has evolved into an eclectic borough, welcoming people from all walks of life: young families, empty nesters, and professionals alike. It encompasses Griffintown, St. Henri, Little Burgundy, Verdun, and Pointe St-Charles so it’s no wonder that it’s on most Montrealers radars.

Let’s get down to the nitty gritty: St Henri and Griffintown have grown exponentially. And so have the prices of homes and condos. With price per square foot rivaling that of downtown, both those markets have quicked matured; meaning there is no more room to grow. If you are interested in moving to the Sud-Ouest, but don’t want to break the bank, look into Point St Charles, or Verdun for the best values and investment potential.

Point St Charles is quickly being referred to as the new St. Henri. PSC is like New York’s Brooklyn, dotted with funky shops, gourmet cafes like Cafe Bloom, and right next door to the famous Atwater Market. It is also steps away from the Lachine Canal; great for walkers, joggers, bikers and dog owners. Not only is it awesome for outdoor enthusiasts but for those loving the loft lifestyle, PSC is home to some amazing converted projects like Nordelec and Redpath Lofts.

 Verdun is more family oriented and great for income properties. You can find some great townhouses and well maintained plexes. It’s more affordable than St. Henri, with a duplex or triplex going for 20-30% less, and rental revenues being on par. In terms of lifestyle, Wellington St. is home to some amazing restaurants like Jo Blo’s Steakhouse, bakeries like Sweet Lee’s Rustic Bakery and bars like Benelux (after Verdun’s long dry spell). You can even find one of my favourite bagel shops, the St-Lo, which is giving Saint-Viateur and Fairmount a run for it’s money. The biggest surprise of all; a beach coming to Verdun’s water front!

The Sud-Ouest is one of Montreal’s most vibrant communities, and with neighbourhoods like PSC and Verdun, there’s still room to grow, along with deals and investments to be had.
